This
was an older style house, built on a large plot of 2000m2 which
needed a complete rebuild from the floor upwards. We left some
walls and the roof. We did not alter the external structure, or
apertures, and thus planning permission was not needed. The owner
has added value to the complete building of approx 20+%.
Schedule
of works.
Trench around house and fit natural drainage and waterproof.
Remove floor and demolish walls. Refit and retile floor with membranes
and insulation 5cm concrete. Rebuild interior walls and re render.
Fit new mains sewers and boxes. Replumb 6 bathrooms and fit all
new.
Re tile pool 12 x 6m, install stone steps, new roller cover, and
all terraces ( 350m2). New staircase and handrail. New doors and
New wardrobes throughout. New Kitchen and appliances.
Refit all electrics and fit 3 phase thoughout. New pool equipment
and pool heater. Fit throughout, reverse cycle air conditioning
. underfloor heating in bathrooms. Fit pool security fence. Demolish
and refurbish outbuildings and BBq area. Fit Pergola. Re plant
garden areas, fit automatic watering system. Cover garden walls
with natural stone inside and out. Repaint interior and exterior
house. fit new gates and automatics. Re level parking area. Weedproof
gardens and gravel topping, new earth in all areas.
New Mature Olive and citrus trees with stone retaining walls.
Fit alarm system and exterior lighting.

40+ years in the Algarve, ( since 1964!), and can offer a wealth
of experience to enable you to spot potential problems with your
property prior or post purchase.
This
is a free service if the property is managed by us, and charged
on a time and kilometers basis for property outside our management
area, or managed by other companies. Our Principal, Alistair MacGregor,
is not an engineer, architect or any other specialist body... just
years of problem solving and building. Practical solutions for problems.
