Situated on a hilltop with magnificent country and sunset views, 6 km North of Albufeira, in a quiet, private, country setting, this South-West facing, spacious, two storey country house, has three large bedrooms, (all ensuite) , office or 4th bedroom , double garage, large pool, and huge manicured gardens and lawns. An easy 8 minute drive to beaches and town, good access to motorway, 8 mins to Algarve Shopping, 25 mins from the airport, local shops and restaurants closeby.

This is a house that suits anyone who wants privacy and quiet country views , has dogs, would like to keep horses or similar, or market garden the lower land. With another room/apartment above the garage, it would suit a B&B, as the rooms are spacious, as are the living areas.


Description
The ground floor has one bedroom, with full ensuite walk in shower, one large office or double bedroom, and large open plan living/dining room and kitchen with central island and sunny breakfast area. Laundry room, double garage.

There is pre fitting for air conditioning in all rooms, although we never fitted the units as the house is naturally comfortable in summer and winter. Underfloor electric heating in lounge, office and all bathrooms. The lounge has a log burning stove, fan vented to the office and the main bedroom for winter heat. The upper floor has full hardwood planking floors, ( not floating), throughout. The master bedroom is very spacious, approx 6 x 6 m2, and all other rooms are generously proportioned.There is a central vacuum system installed in all main areas. The garage flat roof area, approx 6m x 8m , which has access from the upper landing, is currently un-used, and would suit a large games room or similar. The re-inforcing plans of the garage included support for a second floor. There is a back to base alarm system fitted. The main house fencing is 'dog proof' and built onto the old stone walls, which surround the house.

Location and setting
The house is set in countryside, and has a very private situation. It is not overlooked and has a quiet location among the almond and olive trees. There are several walking tracks surrounding the house, through the agricultural areas in the valley below.
The 100m drive is lined with young palm trees, and oleander, and meanders up to the house from the quiet local paved road, which is about 300m from the main Albufeira/Paderne road, approx 4kms north from Ferreiras. There is a small shop 1km down the road, 3 good restaurants within 2 kms, one with best wine cellar in the Algarve, and more in Paderne, which is a further 4 kms north. Access to Tunes and Albufeira station is 5 mins driving ( approx 4 kms for both), the main Lisbon road, and A22 are 6 mins south. It has a large three chamber septic tank, as there are currently no main sewage lines in the area. It takes 25 mins to drive to Faro airport, 8 mins to Albufeira or Guia, and Algarve shopping, 12- 15 mins to Gale beach.

This property would suit various purposes, quiet retirement for a couple or family with horses or ponies or pets, plant or tree nursery, vine or orchard planting, B&B, and many others. There are many almond trees (beautiful when flowering in January), on the land, and a few carob and olive trees.

Construction details and other info.

The house was finished in August 2006, and has 4 cm underfloor thermal/moisture barriers on the ground floor, has full ag-line drainage around the foundations, and is dry and warm throughout the year, so much so that the present owners did not need to install air conditioning,(although it is prefitted and ready to go, and the layout of the house catches the cool breezes, (from the west predominantly), and naturally airs the house throughought the day and night. The solar panels supply the hot water for 8-9 months of the year, making this a very energy efficient house. There is no signs of the traditional 'salt' patches, as, unusually, the foundations were all well protected, and also drained away from the house. Construction is all double walled and insulated. Windows are all double glazed, with security glass on all the outer panes. Many windows are both open and 'swing in' for additional security.The showers are all walk-in, and full glass surrounds or doors. All sinks in the bathrooms are fitted into local stone tops, and the master bathroom has a heated double mirror to prevent condensation 'fog'. Doors and frames throughout are all full light oak finish. The upper floor has full brazilian hardwood finishes through the two upper bedrooms. The garage was designed and steel calculated, so that it can easily support an upper structure in the future. There would be room for two ensuite bedrooms on it, with access from the stairs. Building permission would be granted as the built area can usually be increased by 10%, especially on an upper storey.
